Investing In Commercial Real Estate Partnerships
It's Easy
You don't have to know a lot about real estate in order to be successful. Phil Kraus & Associates handles most of
the details. We start by looking for property offering strong income potential, either from ongoing rent
payments or future resale value, and form partnerships to invest in these properties.
Typically, a partnership will buy the property with 20-30% equity and 60-80% debt. The partners invest in the
equity portion while the remaining debt is financed over two to five years. When the property sells, either in
pieces or in its entirety, the principal and profit returns are distributed to investors and the partnership
closes.
We handle all of the administrative responsibilities:

- Legal formation and closing of investment partnerships

It's Flexible
Some of our partnerships involve as few as three to five investors while others consist of a dozen or more
individuals. Many people mistakenly think that you need lots of money in order to make money in real estate.
Not true.
While some of our partners do kick in $50,000, $100,000 or more into bigger projects, we are looking
to expand our partnerships to include more small and mid-level investors who have $10,000 to $50,000 to
invest.
