True Real Estate Partnerships
We bring together people who are seeking high-growth investment vehicles and pool their
resources to benefit the entire group. For each property, we establish separate Limited Liability
Partnerships (LLPs), through which investors can own a percentage of the whole. We only deal
with commercial property, which mainly come in one of two forms:
- Sizeable tracts of land that we purchase, break into smaller units, and sell individually
at higher prices
- Existing structures and lots that we can easily upgrade and/or transform into desirable
office buildings or condominiums

Philip Kraus is the principal of Phil Kraus & Associates, a commercial real estate company, and specializes in the
formation and management of real estate partnerships and is experienced in brokerage, leasing and development.
The difference between Kraus and many other general partners of real estate LLPs is that Kraus puts his money
where his mouth is, investing his own funds right along with the other limited partners.
A Little About Phil Kraus, SIOR
Phil served in the United States Navy as a sonar technician aboard two nuclear submarines. After leaving the Navy in the late '60s, Phil worked
as a stockbroker in Los Angeles. In 1970, he joined Xerox as a sales manager in L.A. before being transferred to Alaska to serve as the company's
national account manager for state and federal government. In 1978, Phil obtained his real estate brokers license and began overseeing
syndications of undeveloped land, office buildings, and apartment complexes. Phil has managed land and income property investments in Alaska,
Virginia, South Carolina, and North Carolina.
After leading his own real estate operation for several years, Phil joined Maus, Warwick, Matthews & Co.
in 1993. Since 1995, he has closed more than $97 million worth of properties, with nearly another $11 million
closed in 2005 alone. In early 2006, Phil left MWM and launched Phil Kraus & Associates to focus full-time on the development of commercial real
estate investment partnerships.
Credentials You Can Trust
Phil is one of only a handful of real estate professionals certified with the prestigious SIOR designation
by the Society of Industrial and Office Realtors. He also is a member of the North Carolina Association of
Realtors, the Wilmington Board of Realtors, and Loopnet, a the largest online commercial real estate listing
service.
